Conclusion
80% of Harlow property that sells did not have its price reduced
Currently 56% of Harlow property listed sells and this is 3% more than the national average of 53%.
However, what we are seeing when we start to drill down into the hard facts is that when it comes to property that is priced correctly, 80% sell.
What is interesting but by no means a surprise is that that is exactly the same figure (80%) that Scotland achieves where it is virtually impossible to overvalue property because of the far superior way they sell property.
The great news is that the government have started the process of changing the way property is sold in England (https://www.which.co.uk/news/article/home-buying-and-selling-changes-what-you-need-to-know).
Jukes Estate Agents have been advocating since its conception in 2024 that overvaluing is the cause of long selling times, lower sales prices, greater fall through rates. Indeed Jukes unique Secured Sale Method was invented to try and stop all of this.
Sales & Marketing Director Geoff Flewers said: ” We are delighted that this has been started by the government. The system in England is old and out of date. This will hopefully stop agents overvaluing just to get the listing and although the actual rules are still to be published, we believe it will lead to faster sales and faster sale progression. It will definitely reduce fall throughs and indeed we hope it shake up the industry which is long overdue.
