Just what is the average size of private gardens?
- Gardens are integral to British life and are found in 97% of houses in Great Britain.
- Garden size holds increasing importance, with many homeowners opting for garden offices as a way of expanding their living space to create dedicated ‘work from home’ areas.
- Regional disparities in garden sizes are evident, with the South East boasting the largest average size at 422m², while London has the smallest at 201m².
- Recent research highlights a substantial 39% price difference per square foot between homes with the largest and smallest gardens. This emphasises the value and desirability of generous outdoor spaces in today’s market. Source: #Dataloft (https://dataloftinform.co.uk/), ONS, Ordnance Survey (2020), Savills (2023)
Gardens have always been an important part of a home however, their importance has rocketed since March 2020.
When the first ‘Lockdown’ happened and everyone was imprisoned in their property virtually 24/7. Then, everything changed.
In no time, people re-evaluated their lifestyles. Gardens when from fairly important to essential. Not onlt that but the larger the better.
As Estate Agents in Harlow plus the much larger area of Herts & Essex, we saw this first hand. Harlow is a glowing beacon when it comes to these figures. It might sometimes get a bad press (oddly mainly from people who live in Harlow), and some of it may be deserved. However, in the main it is a decent place to live.
Harlow case study
In 2021 Harlow was ranked the 7th highest priced town per square foot for properties with gardens in the entire UK.
With it’s closeness to London, it became a magnet to Londoners who were going ‘stir crazy’.
Harlow (which although so close to the capital), is situated in The East of England region. The average size of garden in the East of England is 415 square metres. In London it is just 201 square metres.
Fact: The East of England ranks second overall for size of garden. London is the smallest!
Hardly surprising the was a mass exodus up the M11.
Harlow (along with most of the East of England) has experienced some of the highest rises in property prices.
Are gardens just for admiring and relaxing in?
Pre Covid, it is fair to say that in the majority of cases, the garden was a thing to be admired. A place to entertain in the warmer months, a place for rest & relaxation.
Covid changed all that. So many people working from home, having to have a make shift office in the home made people think.
Garden offices are perhaps the most sought after addition. Firstly, no indoor space taken up with a desk. Secondly, no filing cabinet where the coffee table used to be etc. Garden office space is the single most reason there is a 39% price difference between those properties with a large and a small garden.
