34.41% of all sold properties in 2024 were priced at £300,000 – £400,000. That’s 127 out of 369

In 2025 this rose to 38.11% with 77 out of 202 priced between £300,000 – £400,000.

Firstly, it is worth mentioning that the giddy highs of 1999 – 2007 were in the main down to many people still buying their council properties.

Secondly, the years 2008-2013 showed how the global economic crisis damaged the UK property market!

Thirdly, it is in our opinion that a ‘par’ figure for CM20 is around 270 properties a year.

Finally, 2025 was NOT a good year. Having said that, we think 2026 will see improvement.
