Harlow property for sale 2021-2024

The Harlow property market has seen massive changes over the last three years. Jukes Estate Agents Harlow have looked deep into the stats to try and make some sense of it.

Stock for sale has been rising virtually every month since Dec 2021 when there was only 224 properties for sale. Jukes has looked at the figures from Sept 2021 until Sept 2024.

As you will see from the graph above, with the odd exception, the rise has been steady.

Today (Sept 2024) there are 595 properties for sale. That represents a rise of 165% from Dec 21. Data supplied by Home.co.uk (https://www.home.co.uk/).

There is no doubt that some, indeed a large part of this increase was/is down to mortgage rate increases.

Later in the blog, when we dig deeper into the stats, you will see that Semi Detached and Detached properties have seen the biggest increase in types of Harlow properties now for sale. This suggests that a lot of people with the larger mortgages were having to sell and either down size or relocate to areas where the housing is cheaper. Co owner of Jukes, Lee Venables explains: ” In the last three years and especially in the last two years we have seen more and more Harlow residents relocating to areas that are much cheaper. Lincolnshire seems to be the most popular county, & Clacton on Sea the most popular town.”

Stock for sale by property type

There are currently 170 detached properties for sale in Harlow. Going back to Sept 2021 there were 63 and by Mar 2022 there were only 39! So since March 2022 the amount of detached properties have risen by 336%.

There are 140 semi detached properties currently for sale. Back in Sept there were just 34 available. This is an increase in Harlow semi detached stock of 312%.

When it comes to terraced property, we see a trend ‘bucked’! Back in Sept 2021 there were only 33 terraced properties for sale. This peaked in August 2023 when there were 121. Since then there has been a monthly reduction in Harlow terraced stock and as of today there are just 82 properties for sale. This means and increase since Sept 2021 of just 148%. This is definitely down to two factors:

  1. The popularity of Harlow Terraced property to Londoners moving out of the capital.
  2. People downsizing from detached and semi detached properties.

As always, well nearly always, there are more flats for sale in Harlow than any other type of property.

Back in Sept 2021 there were 96 for sale and whilst we saw that figure tumble to 76 in Sept 2022, the rise over the next two years has seen the figure climb to 175. This means in the last 3 years there has been an increase of Harlow flats for sale of 82%.

Conclusion

The increase in Harlow property available has bought levels of stock back to pre pandemic levels. That in itself is good. However, buyers are still not at the same levels prior to Covid and with fewer buyers able to view a lot more stock than was available over the last three years, accurate pricing is more important than it ever was! To be totally frank, it has always been important. Now it is vital!
