
Harlow property market April 2025 heating up or cooling down?
Jukes Estate Agents take their regular monthly look at the Harlow property market. Using data from property experts The Advisory (https://www.theadvisory.co.uk/), they look at the the four postcode sectors CM17, CM18, CM19 & CM20. The method is simply. They divide the amount of properties on the market by the amount of properties sold. This gives a percentage that they choose to call degrees. Therefore, we can see if the market is cooling down or heating up.
Harlow property market in April 2025.
Again we have three postcodes sectors heating up and one cooling down. This time it is CM19 cooling and CM20 that has recovered from a poor March. CM17 & CM18 continue to improve with CM18 hitting an all time high of 70 degrees!
CM17

THIS POSTCODE HAS RISEN 5 DEGREES (5%) in the last month. Data sourced from The Advisory (https://www.theadvisory.co.uk/).
When we analyse this postcode we can see the following results since January 2024:
2024:
January 43%, February 39%, March 40%, April 45%, May 45%, June 47%.
July 49%, August 49%, September 45%, October 46%, November 47%, December 49%.
2025:
January 2025 54%, February 2025 50%, March 2025 52%, April 2025 57%.
Another rise, this time 5 degrees (or 5%) to 57%. This is the highest since we started keeping monthly records in January 2024. Whilst this postcode still has the lowest success rate of all 4 Harlow postcodes, it is an encouraging upward trend that we hope continues throughout the year!
CM18

CM18 RISES ANOTHER 2 DEGREES THIS MONTH AND HITS THE 70% MARK FOR THE FIRST TIME!
Let’s look at what this postcode has done since Jan 2024:

January 57%, February 55%, March 62%, April 63%, May 61%, June 58%.
July 62%, August 61%, September 59%, October 55%, November 58%, December 63%.
2025
January 68%, February 63%, March 68%, April 70%
CM18 continues to set new records. 70% (degrees) this month is an all time high for ANY Harlow postcode since we started monitoring performances this way. How high can it go?
CM19

Although CM19 looks to have stayed at 53% (degrees), it actually fell slightly from last month
Let’s look at its performance since Jan 2024:
2024
January 45%, February 45%, March 52%, April 51%, May 47%, June 51%.
July 54%, August 56%, September 55%, October 56%, November 56%, December 58%.
2025
January 58%, February 52%, March 53%, April 53%.
A fall is a fall. Albeit a very small one. When the other Harlow postcodes have all shown healthy rises, it is a little worrying that CM19 is performing so poorly. However, as Jukes Estate Agents have pointed out a few times, CM19 includes Roydon and here there are many high value properties that are taking an age to sell. This sometimes skews the CM19 statistics.
CM20

CM20 has risen 2 degrees to 63 degrees
Let’s look at its performance since Jan 2024:
2024
January 51%, February 49%, March 55%, April 56%, May 56%, June 60%.
July 61%, August 50%, September 55%, October 59%, November 61%, December 62%.
2025
January 66%, February 61%, March 61%, April 63%.
63% (degrees) is the second best set of figures since we started doing this measurement. There is still a way to go to reach the 66 degrees (%) set in January 2025.
CONCLUSION
Jukes Estate Agents Harlow forecast a rise in April and they were not wrong. With three postcodes going up a total of 9 degrees (%) and the other essentially staying the same, it has been a good month for the Harlow property market. The early signs this month suggest that when we come to write the May blog that there could be rises again but much smaller this time. Only time will tell!
