Harlow property market January 2026 warmer or colder?
Jukes Estate Agents take their regular monthly look at the Harlow property market. Using data from property experts The Advisory (https://www.theadvisory.co.uk/), they look at the the four postcode sectors CM17, CM18, CM19 & CM20. The method is simply. They divide the amount of properties on the market by the amount of properties sold. This gives a percentage that they choose to call degrees. Therefore, we can see if the market is cooling down or heating up.

This postcode has heated up by 5% (5 degrees) in the last month. Data sourced from The Advisory (https://www.theadvisory.co.uk/).
When we analyse this postcode we can see the following results since January 2024:

CM17 heated up by a fantastic 5% (5 degrees) which made my prediction look stupid!

CM18 fooled me again and rose by 2% (2 degrees). This is almost back to Aug 25 heat!!

CM19 warmed up by another degree (1%) this past month!

January 545.
You have to go back to Dec 2024 to find a higher figure for CM19! This is great news for CM19. Will it improve even further?
CM20
CM20 HAS RISEN BY 4% (4 DEGREES) THIS MONTH
Let’s look at its performance since Jan 2024:

July 61%, August 50%, September 55%, October 59%, November 61%, December 62%.
2025

As with CM19, you have to go back a fair way (April 25) to find a higher figure. This 4% (4 degree) rise is another great performance.
Conclusion
It has been a long while since all four Harlow postcodes all increased in the same month. This is an excellent start to the year and whilst we have to wait and see what happens next month, I am hopeful that 2026 will be a good year. This 3% (3 degree) rise to 58% (58 degrees) is a fabulous starting point for the Harlow property market).
