What sort of state is the Harlow Property market in
as we enter autumn?
The first thing to say is that regardless of what some people are saying, it is not all doom and gloom! We hear from people whose property has been on the market for an absolute age. They all say the same thing.. “Our agent says the market to so slow and that is why it isn’t selling”.
WRONG!
Whilst it is correct that the market is still slower than what is considered ‘normal’, AND, we have just left the month of the year that is traditionally the slowest, property is still selling and will continue to sell if the marketing is excellent and the price is actually accurate..

Almost 4 properties a day have sold in Harlow in the last 3 months!
We can see from the table above that properties right across the price spectrum have been selling.
Also we can see that the ‘mean’ selling time is reflective of the national figures with £400,000 to £500,000 properties actually selling faster than their slightly cheaper counterparts!
Below is another graphic that shows the same 340 properties segmented into number of bedrooms.
The one startling thing here is that there is NOT a massive amount of difference in selling times when it comes to bedroom size.
We think the fact that 4 bedroom properties are selling the quickest is the fact that people living in East and North East London still find Harlow irresistible with is vastly cheaper property prices than the Capital.
The graphic above shows the properties split into types of property. This shows that Semi detached properties have been selling the quickest, while flats are taking the longest. This again holds up the theory that a garden if far more important than it used to be.
