Harlow property sales fall through rate May 2026

The scourge of the property market in the UK and therefore the Harlow property market.

Whilst we have written blogs about this before, we have decided to start doing regular updates.

The reason for this is simple. There is a way of side stepping fall throughs but more of that later.

Below is a list of sales agreed against those that actually completed since May 2025. Because of the lag on sales registered at The Land Registry, we currently only have figures up to February 2026 (http://www.rightmove.co.uk).

The table and graphic above reveal a picture of sales against completion over the 10 month period of May 2025 – February 2026.

In that time in Harlow 1322 sales were agreed and only 866 completed.

Now, there are slight tolerances that can be applied to this as some of the sales that actually completed could have come from sales that were agreed prior the May 2025. But by the same token there are some sales that have been agreed that have not completed yet and so the chances are that one balances out the other and the final figures are extremely close but could be a percentage point or two either way.

Harlow property sales fall through rate May 2026.

Since May 2025 there have been 1,322 properties sold but only 866 have completed, Therefore the fall through rate in Harlow is currently 34.50%.

This does reflect the national trend of fall throughs BUT, there is a way that sellers can safeguard themselves against this.

It is vital we look at percentage shows rather than amount sold because agents are of all different sizes and percentage of stock sold is key.
