This quarterly Opinion Poll tracks sentiment in the housing market. This is based on the experience of estate agents across the UK.
With inflation falling to just 2.3% and the base rate widely expected to be cut soon, 64% of agents say buyer confidence is significantly or slightly improved compared to three months ago.
Almost half of agents say that sales listings have increased. As more sellers return to the market, the number of homes for sale has reached an eight-year high.
Despite the rise in confidence, the rate of withdrawals has remained the same over the past three months.

When it comes to Harlow, there’s no better barometer than speaking to the owners of Jukes Estate Agents: Lee Venables & Geoff Flewers.
Geoff Flewers takes up the story. “There has definitely been a slight upturn in the Harlow property market”. “There are more properties being listed & therefore, more being sold”. “However, it isn’t all good news”. “See the reasons below:”
Firstly, just because there are more properties coming to market, doesn’t make it a good thing.
Secondly, it’s true more properties sold in Harlow recently. However, the percentage of properties sold decreased.
Finally, the fall through rate of sales is way too high in Harlow. It currently stands at a gob smacking 42%!

Lee Venables takes up the story: “41% of agents across the UK have seen stock levels fall. We are definitely one of those! However, the main reason for this is that we have sold a higher percentage of our stock than most.”
