- Professionalism and knowledge top the reasons of why prospective vendors choose their agents, irrespective of age or how experienced a seller may be.

Lets explore these findings in greater depth
It is probably of no surprise to some Estate Agents that Professionalism and Knowledge are the top reasons vendors choose their agent. It is refreshing to find out that age was not a major factor. After all, why should age matter if the ability of two agents aged 25 and 65 are indeed the same?
Interesting though is the fact that experience was not a factor. Town and Country whole heartedly agree with this! Experience can indeed be a big plus, however, it can also mean slipping into bad habits.
The most cited reason..
It would appear that the most cited reason when carrying out a property valuation was having confidence in an agents ability to market their property. We find that interesting!
Liked and trusted seem to have come in second and third? We wonder where the old saying “People buy people first and the product or service second” has gone?
Having a good rapport with your agent is essential we feel. If you get on well with your agent then the people viewing your property are likely to get on with them as well.
Pleased with their valuation..
37% listed “pleased with their valuation” in their top 5 reasons. Whilst the report goes on to say that the 37% was in the main “younger or inexperienced sellers”, this also implies 63% did not list this in their top 5 reasons.
Again, we are not surprised!
When carrying out a property valuation, and hopefully a free property valuation, Town and Country want prospective clients to be happy everytime.
As prominent Estate Agents in Essex and Estate Agents in Herts, when somebody calls and aks: “Value my property please” we absolutely need them to be totally happy with our findings.
How do we do that?
Clarity, clarity, clarity! When carrying out a free valuation we PROVE our valuation of the property. We use our professionalism and experience, that’s for sure. But we back it up with hard facts!
There is so much “over pricing” going on at the moment that in Harlow where our HQ is, there are currently 425 properties for sale. Yet nearly 200 of them have had a price reduction. Many of those have had to endure more than one price reduction.
Yes it is true that all Estate Agents are short of stock. However, over pricing just to get the instruction and then sign the client up on a 12/16/20 week contract is bad business.
As the survey says, if you want to sell your property quickly (even in a slower market), and at a price you are happy with, then it is vital that the asking price is realistic and achievable.
