Features on a listing horror show!
When you list a property on the portals, an agent can list features for that property. Regardless of what portal: Rightmove, Zoopla (https://www.zoopla.co.uk/) or OnTheMarket, they all allow features. These days the maximum is 10.
Sales & Marketing director of Jukes Estate Agents Harlow Geoff Flewers takes up the story: “It has been a pet hate of mine even before I became an Estate Agent. When I actually became one, it irritated me even more. Now I am fortunate enough to co own an agency it boils my blood!” He continues:
“I have actually thought about writing a humerous book about it BUT, It really is not funny!”
“The whole idea of the portals allowing us to list features is to point out to potential buyers key points about the property.” For example: A property may have a driveway or an en suite to the master bedroom. It may be in the catchment area of an outstanding school. It may have solar panels. Perhaps an office in the garden. Whatever features it does have are displayed as a list at the top of the listing. This gives people searching the portals a snap shots of the the property”.
“It is true that sometimes you do not have to put 10 features on just because you are allowed to. Having said that, however many are put up, they should be correct and positive features”>
Geoff continues: “Look at the example above. All 7 features are indeed features. Just imagine if we had used some that we found when doing our research”…
BELOW ARE SOME CRACKERS..
Two bedrooms (It’s already listed as a 2 bedroom property so how is that a feature?
In need of updating (this is a negative not a feature).
EPC TBC (Why?).
Garden (With 99.9% of houses having a garden, we fail to see how this is a feature).
Family bathroom (Don’t all properties have one of these?).
DBO 639 (We have no idea what this means).
EPC rated E (again, this is a negative not a feature).
Viewing advised (Really? Why not just buy a property without seeing it).
Sold as seen (it’s not the same as buying a second hand car is it?).

The listing of your property is vitally important in getting lots of viewings and therefore a quick sale at a great price!
