All of this produces an overall average selling time.
AVERAGE SELLING TIMES FOR HARLOW PROPERTY
It is not surprising that the average selling time for a Harlow property has risen for the second consecutive month. December & January can be a bit unpredictable and we have monitored January and throughout the month it has improved but it is stuck on 94 days. In Harlow, this is almost entirely down to the consistent over pricing that has and still is going on! Of course there are other factors that influence sales figures. Mortgage rates have in fact increased slightly and of course the rush during Sept, Oct & Nov the buy so as to complete before stamp duty increases on 1st April are major factors. However, if ALL properties were listed at the correct level, it would NOT take as long to sell.
HARLOW PROPERTY SELLING TIMES BY PRICE BANDS
All Harlow property price bands saw an increase in January 2025 with the exception of £500,000 – £1,000,000 which saw a substantial fall to 148 days & £300,000 – £400,000 that flat lined at 66 days!
£100,000 – £200,000 increased to 135 days. £200,000 – £300,000 saw an increase to 85 days. Then £400,000 -£500,000 rose to 98 days.
HARLOW PROPERTY SELLING TIMES BY NUMBER OF BEDROOMS

1 Bedroom properties rose to 128 days.
2 Bedroom properties rose to 81 days.
3 bedroom properties rose to 79 days.
4 bedroom properties fell to 112 days.
5 bedroom properties fell to 283 days although that figure is ridiculously high!
HARLOW PROPERTY SELLING TIMES BY PROPERTY TYPE
Flats have increased to 98 days.
Terraced houses have risen slightly to 73 days.
Semi detached properties fell to 77 days.
Detached properties rose significantly to 145 days.
