Jukes Estate Agents take their regular monthly look at the Harlow property market. Using data from property experts The Advisory (https://www.theadvisory.co.uk/), they look at the the four postcode sectors CM17, CM18, CM19 & CM20. The method is simply. They divide the amount of properties on the market by the amount of properties sold. This gives a percentage that they choose to call degrees. Therefore, we can see if the market is cooling down or heating up.

CM17

THIS POSTCODE HAS STAYED STATIC AT 56 DEGREES (%) in the last month. Data sourced from The Advisory (https://www.theadvisory.co.uk/).

When we analyse this postcode we can see the following results since January 2024:

2024:

January 43%, February 39%, March 40%, April 45%, May 45%, June 47%.

July 49%, August 49%, September 45%, October 46%, November 47%, December 49%.

2025:

January 2025 54%, February 2025 50%, March 2025 52%, April 2025 57%, May 2025 56%. June 2025 56%

Cm17 stood still which is better than a drop! It is still the second highest month of 2025 and is higher than ANY month in 2024.

CM18

CM18 ROSE BY 2 DEGREES (%) IN THE LAST MONTH

Let’s look at what this postcode has done since Jan 2024:

2024

January 57%, February 55%, March 62%, April 63%, May 61%, June 58%.

July 62%, August 61%, September 59%, October 55%, November 58%, December 63%.

2025

January 68%, February 63%, March 68%, April 70%, May 64%. June 66%

CM18 is on the way up again! Last month saw a big drop so it is good to see CM18 on the increase. We hoped it would be a blip and again, as with CM17 it is higher than at any time in 2024!

CM19

CM19 rose by 3% (degrees) last month

Let’s look at its performance since Jan 2024:

2024

January 45%, February 45%, March 52%, April 51%, May 47%, June 51%.

July 54%, August 56%, September 55%, October 56%, November 56%, December 58%.

2025

January 58%, February 52%, March 53%, April 53%, May 48%. June 51%.

at 51% (degrees) CM19 is still at a worrying level even though it rose three points on the previous month. It is still the second lowest score of 2025 and only would rank 8th in 2024. A close eye needs to be kept on CM19 although it could still be down to the large expensive CM19 homes in Roydon that are keeping the score low!

CM20

CM20 fell another 3 % (degrees) this month, this means it has dropped by 10% in the last two months which is not good!

Let’s look at its performance since Jan 2024:

2024

January 51%, February 49%, March 55%, April 56%, May 56%, June 60%.

July 61%, August 50%, September 55%, October 59%, November 61%, December 62%.

2025

January 66%, February 61%, March 61%, April 63%, May 56%. June 53%.

53% is a massive 13% (degrees) lower than January 2025. CM20 has suffered from some outrageous over pricing and the chickens are coming home to roost! It also suffers from developments like Edinburgh Gate. These flats are hard to sell because they were not only sold at a really high price when new, but the service charges are really high. We understand this may be coming to an end soon so hopefully we will see a revival.

CONCLUSION

2 postcodes rose, 1 stood still & the other dropped.

Overall Harlow rose by 2% (degrees) and that is good news. Let’s see what June brings because we need another rise this month before we get the usual difficult months of July & especially August as the holiday season gets going!
