During 2025 there were 2146 properties listed for sale in Harlow.
Of these 2146, only 1382 managed to sell. However, of these 1382 sales, only 985 managed to complete. Therefor, 397 sales fell through for various reasons.
This means that only 985 properties that were marketed in 2025 managed to complete.
So overall we can see that:
2146 properties listed
1382 sold subject to contract, (that’s 64%).
397 sales failed to complete / fell through, that’s (29%).
Therefore , only 985 (46%) of property listed in 2025 managed to sell and complete.

£300,000 – £400,000: 409 properties sold.
£400,000 – £500,000: 164 properties sold.
£500,000 – £750,000: 76 properties sold.

Firstly, 217 flats were sold and completed in 2025.
Secondly, 472 terraced properties were sold and completed in 2025.
Next, 161 semi detached properties were sold in 2025.
Finally, 135 detached properties were sold and completed in 2025.

Conclusion
Sales and Marketing Director of Jukes Estate Agents, Geoff Flewers says: “2025 has been an odd year. Having said that, over the last 5 or so years, they have all been odd for one reason or another.”
He continued: ” I have had to take into account the following:”
Firstly, the economy.
Secondly, interest rates.
Finally, the fact that there was a long awaited budget.
Nationally the listed to sold subject to contract ratio is around 52% sold and therefore, 48% unsold.
When it comes to Harlow it’s a far healthier 64% sold and therefore, 36% unsold.
Geoff continues:
“Healthier, yes! Acceptable? NO! 3.4 out of 10 properties that are listed NEVER SELL! Why do you think that is?”
“The reality is that there can ONLY be three reasons.”
- The price is too high.
- The marketing is poor.
- Both of the above.
