Harlow property performance 1998-2023. How has Harlow property faired over the last 25 years?

Not surprisingly, the figures revealed that once again property out performs most if not all other forms of investment when looked at over a 5, 10. 15, or 25 year period.

Surprisingly, was just how well Harlow performed:

The graphic above shows that the average property price over the last 25 years. from £69,226 in May 1998 to £324,692 in May 2023, the rise has been steady. Having said that, you will see that in the last 25 years there has been 4 dips (in Italic bold)!

What do these figures reveal?

There is little or no doubt that the glaring thing about the figures above is that every time there was a ‘dip’, it was followed by a ‘rise’.

Undoubtedly, the 2024 figure will be another ‘dip’ as most major lenders and property experts are predicting that prices will continue to fall throughout 2023.

We are hopeful that the downward slide in Harlow and surrounding areas will be less than the national and regional average.

As you would expect, when looking at percentages, the graph is going to look completely different. Interestingly, the real boom periods in Harlow were 2000-2004, and 2015-17.

2000-2004 saw average prices rise from £82,463 to £149,846 with yearly rises of 11.51%, 17.20%, 16.22%, 18.95%, and 12.14%. This amounts to a whopping 81.71% increase in 5 years.

2015-17 saw average prices rise from £221,509 to £291,473 with yearly rises of 10.13%, 17.12%, and 12.34%. This amounts to an impressive 31.58% increase in 3 years.

Conclusion

In the 25 years from 1998 to 2023 Harlow property prices have risen an eye watering 383%.

In the last 25 years, prices have risen 21 times and fallen 4 times.

The largest % rise was 2002-2003 18.95%.

Furthermore, 2015-2016 saw the largest monetary rise was £37,930.

In Contrast, the largest % fall was 2008-2009 8.99%. Obviously this was at the time of the credit crunch!

While 2008-2009 also saw the largest monetary fall of £16,251
