Harlow property prices UP or Down in the last 6 months?
It is always interesting to see how markets can fluctuate over periods in time. Most details of the property market always quotes national figures. This can be so misleading when it comes to what is happening locally & in this case Harlow!
CM20
CM20 is split into three sectors: CM20 1, CM20 2 & CM20 3
Back in September 2024 the average price of CM20 1 property was £261,000. CM20 2 properties were £343,000 and CM20 3 properties were £301,000. This gave CM20 an average property price of £301,666.
Forward to March 2025 and CM20 1 properties are now £283,000. CM20 2 properties are £339,000 and CM20 3 properties are now £309,000. This now gives CM20 an average property price of £310,333.
This represents an increase of £8,667 which is a 2.87% increase
CM19
CM19 is split into two sectors: CM19 4 & CM19 5
Back in September 2024 the average price of CM19 4 property was £349,000. CM19 5 properties were £348,000. This gave CM19 an average property price of £348,500.
Forward to March 2025 and CM19 4 properties are now £320,000. CM19 5 properties are £372,000. This now gives CM19 an average property price of £346,000.
This represents a decrease of £2,500 which is a 0.717% decrease
CM18
CM18 is split into two sectors: CM18 6 & CM18 7
Back in September 2024 the average price of CM18 6 property was £301,000. CM18 7 properties were £303,000. This gave CM18 an average property price of £302,000.
Forward to March 2025 and CM18 6 properties are now £300,000. CM18 7 properties are £296,000. This now gives CM18 an average property price of £298,000.
This represents a decrease of £4,000 which is a 1.32% decrease
CM17
CM17 is split into two sectors: CM17 0 & CM17 9
Back in September 2024 the average price of CM17 0 property was £470,000. CM17 9 properties were £394,000. This gave CM17 an average property price of £432,000.
Forward to March 2025 and CM17 0 properties are now £408,000. CM17 9 properties are £390,000. This now gives CM17 an average property price of £399,000.
This represents a decrease of £33,000 which is a 7.63% decrease
HARLOW OVERALL
Back in September 2024 the average price of a Harlow property was £341,000.
Forward to March 2025 and it is £335,000
This represents a decrease of £6,000 which is a 1.76% decrease.

Conclusion
You can see that even with Harlow, you do not necessarily get a clear picture.
Overall, property has dropped 1.76% in the last 6 months. However, if you live in CM20 1, then property has risen quite a lot in the last 6 months. If you live in CM17 0 then property has fallen significantly in the last 6 months.
CM19 5 along with CM20 1 are the best performing postcode sectors.
