Why is the average selling time in CM19 134 days? Mainly it is down to the geographic make up of the postcode. Cm19 5 includes Roydon and there are a lot of expensive houses for sale here and they do take a time to sell. Cm19 4 has an average selling time of just over 79 days.

The average asking price is £365,346.
There have been 21 properties added in the last 2 weeks.

Next, 12 properties are Semi Detached.

Based on average selling times locally, we estimate that a massive 37% of CM20 property has been on the market too long. This is almost certainly down to poor marketing and/or over pricing.
Conclusion
Firstly, selling times are governed by several factors. Therefore, it is always difficult to gauge what factors are the cause. However, what we can say with absolute certainty is that is it the old ‘over pricing’ issue that is the major cause.
This can be proven but the amount of price reductions that go on every week with Harlow property.
There have been 141 properties that have undergone a price reduction since Jan 1st 2025. Let that sink in! We are only in week 9 of the year and therefore that’s 16 properties every week being reduced. That is simply poor marketing by the agent. Yes there will be the odd exception, but in the main Harlow Estate Agents should know what property is likely to realise. However, there seems to be a reluctance for agents to be 100% upfront & honest when it comes to giving vendors a reality check.

However, you would expect us here at Jukes Estate Agents to have fewer reduction than the ‘bog boys’ as they have far more property on than us. Therefore, the fair way to show it is as percentage of stock reduced in price:
